The Partners In Charity (PIC) Program is a non-profit organization dedicated to assisting homebuyers with their down payment and closing costs. PIC also helps the communities where the program is being utilized by supporting the local charities in that area. Buyers can receive a free gift with qualification under the PIC program. Gifts are available in the amounts of 3%, 4% or 5%, based on the final sales price of the home. Buyers never have to repay this gift.
It's easy to receive a free gift from PIC. In fact, there are only 2 requirements to meet for qualification. First of all, buyers must qualify for any eligible loan program with your lender and there are many programs that qualify. Second, buyers must complete a Home Ownership Counseling Course. Your lender can assist with picking the appropriate course.
The PIC program participates with Conforming, Non-Conforming and FHA products. The PIC Program does not underwrite the loan or add any cost in the form of points, fees, etc. PIC simply provides the gift for the down payment and/or closing costs. The PIC Program can be used for Single Family Homes, 1-4 Units and Modular Homes, Townhomes, New Construction, Condominiums, Rehab and Non-Conforming. There are no first time home buyer requirements, income/asset restrictions, recapture clauses, reserves required, or geographic boundaries.
